ANNUAL ASSESSMENT FEES DUE
Lake Conroe Hills continues to enjoy the lowest yearly assessment fees of any community on Lake Conroe. However, prompt payment of all of these fees is absolutely necessary in order to continue to have this low yearly assessment. Every property owner MUST pay his /her fair share in order to maintain public areas, provide security, meet obligations for utilities, trash pick-up, mowing, insurance, taxes, repairs and up grades to facilities, and fund community gatherings.
Payment for the assessment fees was due by August 1st. On that date, late fees and interest as allowed by LCH By-Laws was added to the $148 assessment. This will continue to increase until all fees are paid. In addition, no keys to the boat ramp, building permits, or rental of the clubhouse will be available until all fees are paid.
Currently, the board is in the process of foreclosure on all vacant lots whose fees are in arrears. These lot owners owe thousands of dollars in back dues and mowing fees. This cannot continue! Those who pay promptly and consistently should not bear the burden for those who ignore their obligations, yet still enjoy the amenities and increased property value that others pay for!
A big thank you to every one who has paid on time! If you haven’t paid your assessment fees, please do so immediately. The board does not want to cause problems, but does have the responsibility for collecting moneys owed by ALL property owners. Call Stanley & Payne (936-521-6900) to settle your obligations.

1. No grass taller than 8 inches 2. No trash cans in the front of the house 3. All ditches in front of the house are the responsibility of the homeowner 4. No disabled vehicles in drive or on the street 5. No cars, boats, or trailers parked on the grass. All must be in the driveway. 6. All dogs must be on a leash when out of a fence. 7. No dogs allowed in the parks.

The LCHCIA meeting on September 14th is the meeting when new keys to the boat ramp and stickers are distributed. Keys and stickers will be handed out beginning at 6:30 p.m. at the LCH Community Center. In order to be eligible to receive a new key, you must be a member in good standing, be current on all fees owed to LCH, and present proof of ownership of all vehicles that need to receive the stickers that are required in order to park in the boat ramp, Sunset Park or Ducklin Park. You will need to surrender your old key in order to be issued a new key at no charge. If you do not have an old key, you will have to put up a $25 refundable deposit to receive a new or replacement key. The lock on the boat ramp gate will be replaced on September 14th and the old keys will no longer allow you entrance.
Remember that ALL vehicles parked on the public areas of LCH MUST display the sticker designated to that vehicle and if you are parked in the boat ramp, your vehicle must be pulling a trailer for a boat or jet ski. If you do not have a sticker, a letter will be placed on your vehicle warning you of LCH’s right to tow! There is NO overnight parking allowed.
Keys may not be loaned out! If you are found in violation of this rule, you will be required to surrender your key and will lose boat ramp privileges. This rule assures every resident parking space and secures your property from outside interference.

Each year in November, LCH nominates candidates for 2 board positions and officers for the Community Improvement Association. The board positions are for 3 years and the officer are elected for 1 year. Nominations may made only at the November 9th CIA meeting beginning at 7:00p.m. Candidates must be in good standing, be home owners in LCH, and be current on all fees and assessments. Candidates must also be committed to attendance at all CIA and Board meetings and accept responsibility for duties and activities as needed.
If you are interested in being a board member or officer, please attend the meeting and submit a short biography stating your qualifications for office.

SECURITY REPORT

SECURITY REPORT
Vandalism and theft again reared its ugly head in LCH. Several cars that were left unlocked have been ransacked by young people roaming the streets in the middle of the night. The service station at the front entrance had the windows broken out of three cars. The culprits were caught on surveillance cameras. And the film was turned over to the sheriff’s office. Lake Conroe Hills Drive has been the scene of two accidents in the early morning hours as the bars close. LCH Security Officers have been placed at the entrance to stop and ticket individuals who attempt to come into the neighborhood under the influence of alcohol. This has been effective and the message is out!
Recently, 2 youths were observed breaking into cars on Hilltop Circle in broad daylight! One of the young men was apprehended and arrested and the other, a juvenile from Spring< was released to a parent.
In July, vandals broke glass bottles on the pavilion at Sunset Park and cut the red, white, and blue lights that were put up for the 4th of July celebration. In addition, tables were cut again and graffiti was painted on playground equipment. All of us who pay dues must pay for this destruction! If anyone knows who is responsible for any of these acts, please be a responsible citizen and notify any board member or the sheriff’s office.
We continue to be on the lookout for an older model BMW and its driver. This young man is not a resident of LCH and has been banned by LCH Security from being in the parks. If he is spotted, he will be arrested for criminal trespass.
We are serious about our parks and public areas being safe, clean, family friendly facilities and will tolerate no rowdy or profane behavior. Please help us achieve this goal! Report all unacceptable behavior to your Neighborhood Watch block captain immediately. Together, we can keep LCH a neighborhood to be proud of!

YARD OF THE MONTH

YARD OF THE MONTH
January, February, and March were such terrible months for yards, that no yard of the month awards were given. Every yard was ruined by the freeze! I’m happy to say that many of our trees, palms, and shrubs are now recovering nicely. Some brave souls stuck it out to see if anything would recover and others simply bit the bullet and replaced what was lost. By April we resumed Yard of the Month and it was awarded to Gary and Channa Anders on 13537 Lake Breeze. May Yard of the Month went to Sheila and Ogeda Huerta on 13560 Miller Lane. In June winners of Yard of the Month were John and Florence Illich on 12412 Greenridge Drive. July Recipients of the Yard of the Month were David and Annie May, 13417 Bunkerhill. Finally, August winners were 3 time award winners David and Melodie Deen, 12650 Ridgecrest Drive.
Many thanks to all of these homeowners for their hard work. Their efforts make a drive through LCH a pleasure. The heat makes September a difficult time to have a beautiful yard, but relief is coming and we all are looking forward to fall and more lovely yards.

BUILDING PERMITS REQUIRED ON ALL CONSTRUCTION
All outside construction or remodeling, (decks, patios, storage sheds, fences, painting) MUST be approved by the Architectural Control Committee and documentation on file with LCH before any construction begins. Failure to meet this requirement could result in the removal of said construction. The forms for application are available on the LCH web site (lakeconroehills.com) or at Stanley and Payne, our association manager. The paper work is simple and a $100 refundable deposit to assure completion and cleanup is required.
The necessity for these documents being kept on file was evident recently when a number of residents were cited by the San Jacinto River Authority and required to show proof of LCH approval of various structures. These residents are having to contact the ACC and try to track down the original approval. The ACC will have to inspect the structures and give or deny approval if paper work cannot be found. Until this happens, the River Authority will not approve the structures.
This requirement may seem unnecessary, but failure to take the time to follow the rules that we all agreed to when we purchased our property, can come back to haunt you. Also, please remember that all board members, committee members, and officers are volunteers and have limited time to devote to the welfare of LCH and receive no compensation of any kind. Please show your appreciation for their efforts by following the rules. They will truly appreciate you if you do!
